We also offer wax services for your tile floor surfaces. We will clean or buff off the old surface and apply a new wax surface, usually two or more coats. Static-free environments that dissipate electric charges are a necessity for the installation and function of any communication switch equipment so we offer an anti-static wax option for grounded floor systems that require it. We also offer a regular wax option for other types of floors.

The fine gritty dust that continuously spalls off the concrete under-floor is a genuine threat to the electronics the populate data centers.

Encapsulation is a one-time expense that is probably the greatest value per dollar for environmental control in a data center. This complex process involves creating a protective, glysol-based sealing between your subfloor and the rest of the room and its components to protect against fine grit that cannot be picked up.

Encapsulation consists of a diluted penetrating first coat of paint, followed by a full strength finishing coat that permanently seals and locks down the fine concrete dust. Given that we use beige paint for this work, there is at least one reflective surface under the floor for those who are engaged in tracing cables.

Encapsulation starts with a thorough under-floor cleaning. While this is being done the cable and pipe routing under the floor is being assessed. From this assessment a tile-picking plan is developed that will provide safe pathways for associate traffic and paint supply distribution. Then the cables are carefully lifted and braced so the sub-floor surface is clear for the first coat of paint.

This lifting and bracing of cables is an art and only done by experienced associates using tools and techniques specific for this purpose. The first coat is then comprehensively applied and allowed to dry.

The second full strength coat is then applied and allowed to dry. When the sub-floor is dry, the cables are carefully lowered, and the floor tiles replaced. Lastly, the raised tile surface is thoroughly cleaned, and the room is ready to go.

This is typically a one-time application.

Kearney & Associates will coordinate with the facility manager as to what areas need to be cleaned within the facility. We typically only clean up to 8′ off the ground, but will try to accommodate areas above 8′ if requested. Window cleaning is a special cleaning not included in the 3C and bid separately.

We will remove necessary floor tiles for access and HEPA vacuum the entire under-floor cavity. Our associates proceed with the utmost care while working underfloor, gently lifting cables to clean underneath and remove any debris, including loose hardware, Velcro straps, and any foreign material we may find. We immediately report serious issues we discover when cleaning the sub-floor plenum.

HEPA stands for High Efficiency Particulate Air and for a vac and filter to be designated as HEPA (as officially defined by the U.S. Dept. of Energy), this type of air filter can theoretically remove at least 99.97% of dust, pollen, mold, bacteria, and any airborne particles with a size of 0.3 microns (µm).

We will wipe down all sides of computer cabinets and furniture in the room, including: desks, the tops of monitors, desk phones, the top of fire alarms, file cabinets, CRAC units, UPS units, and anything else that is a concern up to 8’ above the floor. Our dusting cloths are made with dust-catching fibers and offer antimicrobial protection that inhibits the growth of bacteria. They are lint free and designed to capture dust without leaving lint or residue. We do not typically clean keyboards or the racks inside cabinets. If that type of cleaning is requested, we will require an escort to be present.

We will then vacuum the floor tiles using our HEPA vacuums that are specifically designed for the work we do and contain filters to ensure that we can capture the smallest particulates, and not release them back into the room. Our industrial vacuums have five HEPA filters that are changed regularly to keep your data center clean.

Next, we will clean the top of the tile floor to remove marks, scuffs, tape (if requested), ink and other soil. We call this our damp blue mop method. We keep the water in your data center to a minimum. Chemicals approved for raised flooring are only used for those marks that we cannot get off with our green scrub pads. Ground in dirt will need to be mopped more than once. The floors are usually dry before we leave the room.

Once the job is completed, we will contact the facility manager giving them a verbal report detailing everything that was cleaned in the facility. If we find anything of immediate concern, we will promptly notify the facility manager.

We recommend the Triple Clean at least once a year.

We recommend the Double Clean once or twice a year, subject to the condition of the room. High traffic data centers may need this type of cleaning quarterly.

Kearney & Associates offer the single clean, or 1C, to assure your facility is always in top-notch condition with this planned maintenance program.

Our team leader will meet with the facilities manager, when available, on the day of the cleaning to inspect the room, ascertain what items need to be addressed, and determine a plan of action. If no one is available, we will then proceed to clean the areas we see that need to be cleaned.

Typically, we will spot clean the facility and take care of any problem areas. If notified, we can also come in on short notice to assist with any emergency spills on or under the floor; in most cases we can usually respond within a couple of hours.

We recommend the Single Clean as frequently as needed to maintain the facility with some of our larger clients requesting this type of cleaning weekly.
